Children's Privacy

We take children's privacy very seriously. Our Terms & Conditions only allow our Services to be accessed by persons eighteen (18) years of age or older. Due to the age restrictions applicable to our Services, none of the information obtained by us falls within the scope of the Children's Online Privacy Protection Act (COPPA).

Information We Collect

In order to serve our customers, we collect personally identifiable information, including but not limited to names, addresses, phone numbers, and email addresses, when such information is voluntarily submitted by our visitors.

Through the MMS Mortgage App, we collect the following additional categories of personal and financial information in connection with mortgage loan processing:

• Full legal name, date of birth, and government-issued identification numbers, including Social Security Number (SSN)
• Contact information, including home address, phone number, and email address
• Financial information, including income, employment history, assets, liabilities, and credit-related data
• Property information, including property address, purchase price, loan details, and transaction type
• Uploaded documents, including pay stubs, bank statements, tax returns, identification documents, lease agreements, insurance declarations, and other mortgage-related materials
• Device information, including device type, operating system version, and general app usage data

Social Security Numbers and other sensitive identifiers are encrypted using AES-256 encryption and are never stored in local device storage.

We will only use your personal information for the following purposes: (1) To deliver the products and/or services to you that you have requested; (2) To process and facilitate your mortgage loan application; (3) To validate your compliance with our terms and conditions; (4) For content improvement and feedback purposes; and (5) To reach you, when necessary, regarding your use of our Services or your loan application.

Use of Financial Information

Personal and financial information collected through the MMS Mortgage App is used solely for the purpose of processing your mortgage loan application and facilitating communication between you and your Michigan Mortgage Solutions loan officer. We do not sell, rent, share, or use your personal or financial information for advertising, marketing profiling, or any purpose unrelated to your mortgage transaction.

Email Communications

By submitting your email address on our Services, you agree to receive email from us. You can cancel your participation in any of these email lists at any time by clicking the opt-out link or other unsubscribe option included in the respective email. We only send emails to people who have authorized us to contact them, either directly or through a third party.

SMS / Text Message Communications and A2P 10DLC Compliance

Michigan Mortgage Solutions sends SMS and MMS text messages to customers and prospects who have provided express written consent to receive such communications. Our SMS program is registered under the A2P (Application-to-Person) 10DLC framework as required by U.S. wireless carriers.

By providing your mobile phone number and affirmatively opting in, you consent to receive recurring automated and non-automated SMS/MMS text messages from Michigan Mortgage Solutions, including loan application status updates, document request notifications, appointment reminders, rate and program information you have requested, and follow-up communications related to your mortgage inquiry.

Important: Consent to receive SMS/MMS messages is not a condition of purchasing any product or service from Michigan Mortgage Solutions. We do not share, sell, or transfer your mobile phone number to third parties for their own marketing purposes.

Data Retention and Your Right to Deletion

Information submitted through our Services is retained for the duration required by applicable federal and state mortgage lending regulations, including RESPA, ECOA, and applicable Michigan state law. Retention periods generally range from three (3) to seven (7) years. Third-Party Service Providers

We may share your information with cloud infrastructure providers, mortgage rate data providers, document management services, loan origination software providers, CRM platforms, and communication platforms (for opt-in communications only). All third-party service providers are contractually prohibited from using your data for any purpose other than providing services to Michigan Mortgage Solutions. We do not authorize any third-party service provider to sell your personal or financial information.

Cookies and IP Addresses

We may use cookies to deliver content specific to your interests and your IP address to help prevent fraud, diagnose server problems, and gather broad demographic information. You may configure your browser to refuse cookies, though doing so may limit certain features of our Services.

Commitment to Data Security

All information collected from you is stored in a technically and physically secure environment. We use SSL/TLS encryption to protect sensitive information in transit. The MMS Mortgage App employs AES-256 encryption for sensitive data including Social Security Numbers. No transmission over the Internet can be guaranteed to be 100% secure.

Mobile Application — Additional Disclosures

The App collects Contact Information, Financial Information, Sensitive Information (SSN and government-issued IDs), User Content (uploaded documents), and Device Information. All data collected through the App is used exclusively to process your mortgage loan application, facilitate secure communication with your loan officer, verify your identity, and comply with applicable regulations. Data collected through the App is not shared with third parties for advertising or marketing purposes.

Your Privacy Rights

Depending on your state of residence, you may have the right to know what personal information we have collected, request a copy or correction of your information, request deletion (subject to legal retention requirements), and opt out of the sale of your personal information (we do not sell personal information).
